East Ballabane is a traditional Manx farmhouse in a wonderful position overlooking the coast and farmland in the north of the Isle of Man, as well as the Ayres Nature Reserve. The area surrounding Ballabane is excellent for walking, cycling, and bird-watching. A site of major ecological significance, parts of the Ayres have been designated as an Area of Special Scientific Interest and as a National Nature Reserve.

The spacious house is beautifully furnished and has wooden floors and original feature fireplaces. There is a large sunny conservatory, and the farmhouse has an Aga type cooker. The large utility room houses the fridge-freezer, washer-drier and dishwasher. There are three attractive bedrooms one double, one twin and one single, a spacious bathroom with a roll-top bath plus a separate shower room with WC.

The whole property is furnished with carefully selected pieces, mainly old pine and antiques. It is truly a home from home.

The farmhouse is set in an enclosed courtyard, which is a real suntrap. It also provides plenty of space for parking. There is a garden in front of the property with a picnic bench and bbq area. You can also enjoy shared use of the large tree lined lawn that is ideal for games and more picnics!

There are wonderful beaches 5 minutes away in either direction, and there is also a golf course only 5 minutes away.

East Ballabane is the perfect spot for walking, bird-watching, cycling, painting, golfing, and for a peaceful family holiday.

Located next door is The Milking Parlour, a stunning barn conversion that sleeps 4.

Guest, Douglas - September 3 "Lovely Farmhouse"

The farmhouse is situated close to the Ayers national nature reserve. So quiet and beautiful and right by the coast. The farmhouse and grounds are so similar to my grandparents home from way back when -happy childhood memories. The house is well equipped and no issues with the WiFi.Will definitely stay again.

Alison, Mold - August 18 "A lovely cottage, comfortable and clean. It was a pleasure to return to after a busy day."

A lovely cottage, comfortable and clean (no dust or cobwebs), well equipped. It was a pleasure to return to after a busy day. Much appreciated welcome pack. There is plenty to do on the Isle of Man, we visited all the Manx Heritage places, the Curragh Wildlife Park, the Fynoderre Distillery in Ramsey and the Motor & TT museum and of course we had to drive the TT course. The scenery is amazing, the views from the summit of Snaefell and the surrounding mountains is something else. We mananged to see all 7 kingdoms (Man, Wales, England, Scotland, Northern Ireland, Heaven and Neptune) although not all on the same day. We even saw some beautiful grey seals at the Point of Ayre. Recommend the Marine Hotel, Peel, Grosvenor Pub in Andreas and the cafe at the motor museum.Good to see that the island has not become overly commercial since our first visit 27 years ago, and we will not be waiting that long until we return again.

Guest, Sheffield - August 5 "Enjoyed our stay on the Isle of Man, deep clean needed unfortunately "

We had a lovely week with excellent weather, the location of the property is good, short drive to beach. Quiet and lovely surroundings. Unfortunately, we were disappointed with the condition of the property, it could be so much nicer if given a thorough deep clean - the house was very dusty, cobwebs everywhere, felt musty and needs a full clean and freshen up in our opinion. Sitting on the one of the sofas resulted in a cloud of dust. Not really how you want to spend your holiday - however we didn't spend too much time there as the weather was so nice and we were out exploring the island. We did enjoy the gardens and of course the lovely view to the coast. The games room was something we were looking forward to using, having 2 children in our party - however, the whole space is filthy, full of poo ?bats/mice - understandable yes as its an old barn, but surely a weekly clean would help?Final comment would be, the house and cottage could be such a lovely find if given some TLC

Information in black folder in house needs updating. Most of the pots and pans are not suitable for an aga style cooker. There were a lot of cobwebs above the cooker.

Bobby, Carnforth - February 19, 2024 "A perfect location, house so warm & cosy with such a welcoming feel as you step over the threshold."

so much so that after our first day there we booked two extra days, would have had more but it was already booked. It was a joy to return to the farmhouse after our days walking or visits to family and friends and simply relax in the comfy sitting room. Everything we needed to make our stay as comfortable as possible was provided and the garden was heaven for Flick, our dog, to run around in and for us the snowdrops, crocus, daffodils and even the odd primrose were icing on the cake. The food left in the fridge for our arrival was thoughtful and much appreciated, we enjoyed a very happy nine days and would certainly recommend East Ballabane for peace, quiet a house to relax in and interesting area to explore. Thank you. Bobby, Pam and Flick..

Elizabeth, Macclesfield - January 4, 2024 "A comfortable Christmas stay "

We enjoyed our stay here over Christmas 2023, it was lovely that the owners took the time to decorate the downstairs with a tree and fairy lights and other Christmas touches. The house was really warm and felt very sturdy against all the fierce storms blowing across the island over the Christmas period! We didnt do much cooking but found the aga a bit tricky to use as we dont have one. The house was well equipped with all the bits you would need for a comfortable self catering stay. The outside area was great for our dogs to run around. As other have said the wholehouse needs a deep clean, there was quite a lot of dust on surfaces like radiators and shelves and some cobwebs around the fireplace in the dining room. We were a little disappointed at this as I had specifically spoken to Island Escapes about this before we arrived as other guests had mentioned the state of the house. However we would recommend the property as the location is good, the bed linen and towels are clean and the house is well equipped.

Comfortable stay in lovely surroundings. The house was clean and comfortable and well-provisioned. Lovely old farmhouse with many original features. The Aga-style range in the kitchen kept the house warm. Plenty of walks from the door to The Ayers - our dog enjoyed herself. Thank you

Sean, Bristol - August 29, 2023 "2023 Manx Visit"

We are four guys, stayed for a week. Negatives were the lack of a bbq and general need for a deep clean, one new mattress and some damp issues being addressed.Cottage is located six miles out of Ramsey in an idyllic setting. Parking is safe and there is ample for car and a number of motorcycles. A great supply of cutlery and crockery allows dining without issues and the aga type cooker and heating was good. For a family or group holiday we would recommend the property.

Neil, Grimsby - August 11, 2023 "East Ballabane Farmhouse, Isle of Man"

We love it here! Our 2nd stay in this lovely farmhouse, with delightful gardens, on the Isle of Man. We took our 3 grandchildren this time, (a bit of an adventure for the 2 boys on the ferry!) and spent time paddling on beaches with our Springer Spaniel, Milo. The farmhouse is a good size, and well furnished, homely and comfortable. Both bathrooms are a really good size. The gardens are just doggy heaven! It is in such a peaceful location, so nice to sit in the garden or the conservatory and listen to birds and not traffic! At the end of our week, we really wished that we were staying longer. Hope that we will return for a 3rd visit sometime in the future.

Angela, Manchester - July 22, 2023 "Our 20th Wedding Anniversary break"

Set in an absolutely beautiful location, we thoroughly enjoyed our time here. Although could have been cleaner, we actually thought the cobwebs and flies were part of the farmhouse experience. The places that really mattered for cleanliness ie bathrooms were clean to satisfied standard.Plenty of fields to allow dogs to roam free. The only negative I have and that's being panickety is the cobbles, I appreciate it's part of the farmhouse but they are slippy when wet, and for the older guests this could be an issue. We would highly recommend this beautiful place and definitely will be back, infact already looked into booking next year, but couldn't see a ferry that's only thing that stopped us.Thank you so much for making our 20th Wedding Anniversary perfect in every way with this amazing stay.See you soon xXx

This was a staycation so a pure delight for us to be based in a different part of the Island. It felt like another world. Also I really enjoyed being in an old farmhouse with lots of original features and furniture. Sections of the Raad ny Foillan were completed plus a wonderful walk up Slieu Curn. Seals, gannets, hedgehogs and wallabies were an added bonus.

Mark, Leicester - April 23, 2023 "Another lovely week at East Ballabane."

This was our second stay at East Ballabane, and we had another lovely stay. The accommodation suits us as a family with two young children and a dog very well .The farmhouse is comfortable and spacious, and retains a lot of character whilst having all the essentials needed - the games room is a bonus! The property is very warm in chilly weather, although the heat generated by the Aga may be problematic when it's warmer, especially in the third bedroom. One minor point - the DVD does not have a SCART lead so cannot be connected to the TV.The property is in a beautiful setting in a remote part of the Island, and would probably not be suitable for those without their own transport. If you have a car then it's only a short drive to the nearest town. For us,this remoteness is part of the attraction,as the unspoiled countryside and proximity to the sea make for a very relaxing holiday - about as far from the hustle and bustle of the city as you can get.Island Escapes are really helpful and even managed to save us some money on our ferry crossing. We love East Ballabane and hope to return again in the not too distant future.

Terrence, Belper - September 23, 2022 "Beautiful old house in a peaceful location."

Although in need of a little maintenance & repair this is a delightful 17th Century cottage in a rural setting. We enjoyed a short drive to nearby beach car parks and Ramsey with free parking using the parking disc provided. There is an excellent cafe at Bride with a big car park just down the hill which is open most days from 11am until 4pm. We had very good meals at the pub in Andreas and at the Mitre in Ramsey for Sunday lunch. The ice cream parlour at the market place in Ramsey is the best ever.

Stuart, Liverpool - September 1, 2022 "Traditional quiet and cosy farmhouse"

Farmhouse located at the northern end of the island in Smeale, very quiet and conveniently located near to the point of Ayre but definitely need a car to get around. Well equipped for a self catering holiday and the game room is a real bonus if you have children. Cleanliness could definitely be better in particular the windows to which I ended up cleaning a number of them myself!

Jean, Craven Arms - August 15, 2022 "Peaceful base for Island adventures."

The house was a lovely home from home. It was in a beautiful, peaceful country location which was a perfect place to start and end our daily adventures. We felt we could allow the children to play safely without disturbing anybody The barn containing toys and the games and DVDs provided was a wonderful touch The Garden is amazing space wise. The house itself was all that we needed it to be. It was comfortable, spacious and we had enough choice room wise to suit varying needs throughout the day (ie Conservatory was bright and sunny, Sitting room was cosy and cooler). The Aga was a new experience but there were also other options. The Welcome pack was very welcome and made good use of. We were really glad we had opted to take the car as it was needed. Most days we drove into Ramsey (parking disk provided) then accessed the Islands wonderful transport system from there. The only downside to the whole experience was that one of the mattresses could do with changing or a topper. I solved the issue by using a blanket. We all thoroughly enjoyed our holiday and would recommend the Farmhouse to anyone wanting a country place to stay.

Glynn, Bluntisham - May 20, 2022 "What a lovely cottage!"

We had a great stay in a lovely farmhouse. "Home from Home". Everything provided we could wish for, all clean and tidy. The garden was much appreciated by our dog!!!!!. A little isolated perhaps in the north of the island, you certainly needed your own transport to get about but we appreciated the peace and quiet it gave us after a couple of difficult years. Would certainly stay here again.

Susan, Isle Of Man - May 10, 2022 "Wonderfully peaceful place in the country"

We wanted a rural staycation for 5 adult family members at the opposite end of the Island from where we live and this was ideal. There was plenty of parking (we had 3 vehicles) and plenty of space in the house, which has the benefit of a cosy sitting room and a sunny conservatory. The large and wonderful gardens outside were great for eating outside, playing badminton and ball games and for our dog. The bluebells were beautiful in early May.Being in a flat area and on a quiet road, it was ideal for cycling, so we brought our bikes and went as far as Andreas, the Point of Ayre and the Ayres NNRs. The location also enabled a walk (2 miles) to the sea via a nearby path and a short drive to Ramsey and to Jurby (for the Motor Museum). For an old property it was remarkably clean. Some of the glasses and pans needed a wash before use, but there was no dust or spiders in the house. Comfort was great except that the single bedroom was far too hot (due to the heating system) and one of the twin beds needs a new mattress (springs poking up). Being supplied with two (good) towels and the welcome pack was much appreciated. We had booked a hot tub hire (in case of bad weather) which sat perfectly under the shelter.A great four day break.

The farmhouse is in a great location, close to the national nature reserve. The gardens are beautiful and ideal for a family get together and dog friendly. We would definitely go back but think some of the equipment should be updated I.e. the little electric oven which wouldnt heat up and the single beds were rather uncomfortable.

Where to start..The location was fantastic. The gardens and grounds lovely, and dog proof too. The house was just perfect - both the layout, size, choice of rooms and decor. Apparently there was a games rooms too although I never got around to looking in there, too much to do! I've stayed in many places before but this one was the closest to perfect I've ever been to. I cannot wait to return! The only constructive feedback I can bring is that the television has a fault - the colours are all tinged blue for some reason so sadly needs fixing / replacing.

We had a lovely stay on the Isle of Man. The house was spacious, but homely, the groceries were a lovely welcome. We did find quite a lot of cobwebs, probably to be expected in an older property. The beds were comfortable and there were lovely views out to sea. The garden was beautiful with snowdrops and crocuses and the children enjoyed the games barn. We did miss the dvd player, we'd brought some old favourites with us for when the days got colder and darker. It was disappointing that one didn't appear after we'd contacted the owners. Overall, we had a relaxing and cosy time and enjoyed visiting places further north in the island than we have on previous visits.

The farmhouse was lovely. It was very hot due to the Aga having to be on all the time. The beds were also not very comfy, changing these would be a recommendation. A good clean of the conservatory is a must as there are a lot of flies and generally the frame work required a clean. The shower in the bathroom also could do with a clean, due to black mould the grouting also looked dirty and not white. We did thoroughly enjoy our break and would go back but these are just a few of the recommendations to make it even better.

Caron, Union Mills - August 17, 2021 "Home away from home"

The welcoming little touches of a loaf of bread on the dining room table, milk and cheese in the fridge were so lovely and made us feel very cared for upon arrival. The cottage was spotlessly clean and we loved the farmhouse homely decor. The warm conservatory became our spot for hours of knitting, reading aloud to the kids and playing board games into the evenings. The barn games room was an absolute haven when it began to rain - kids were out of the house but still under cover. Lovely gardens for them to also explore, run races and play imaginary games, with some nice herbs to include in your cooking! Theyve thought of everything their guests may need. The owner, Claire, was incredibly helpful and friendly. We spent lots of time riding bikes through the Ayres Nature Reserve and walking along the massive stretch of beach. It seems to be warmer and sunnier up there as when we got back to Douglas it was definitely a few degrees cooler.Well be booking again soon!

We really enjoyed our stay. The farmhouse is lovely. Loved the added extras of bread, milk and eggs being left for us. All local produce as well! Plenty of room for a family of 5 and our dog loved exploring the large garden. The only negatives we have are that the mattresses and master bed could do with an update. Also, the single bedroom was so unbearably hot. The radiator can not be turned off as its required for the AGA. We had to move the mattress from the bed into the master bedroom as my daughter just couldnt sleep in the heat. Wasnt ideal but it didnt ruin our staycation, we still loved the house.

Lisa, Timperley - June 25, 2021 "My son and I went with our dogs and were delighted to find so much space for the pooches!"

As usual I was too busy to read all of the blurb, so just booked the farm house going off the pictures and we were delighted to find what the place had to offer! We had a paddock for the dogs and they loved it, the beds were nice and comfy and the bath was huge with nice hot water, the place was very clean and tidy and spacious. The tv was large and easy to operate, the area cooked a lovely chicken roast dinner, I just threw it in and checked it a while later and decided it needed another ten minutes and it was perfect. I had a look inside the other cottage , this was gorgeous, modern whilst ours was gorgeous traditional. Nice comfy couches and warm. I got my head round the washing machine easily and then hung out the washing to dry outside , but the birds from the trees above used the washing as their loo haha, so ended up using the maiden in the conservatory next, so be warned, it was dried in no time . The gardens were kept well and the whole place was very pretty with lovely paintwork around windows and barn doors etc. The barn has a games room , great for the kids. When you drive toward the property you will see a lovely iron gate painted green on the right hand side so dont miss it . That is if you approach from the church, take the road that runs down the left hand side of the church and its one straight road from there green gate on the right. They left us some supplies and lots of bathroom products and many towels , bedding was nice and crisp and clean. They work hard to provide a lovely place for us to stay. Very pleased and will return again . Thanks very much

Roz, Isle Of Man - May 13, 2021 "Fantastic pet-friendly farmhouse"

We decided to experience our first staycation in the IOM and picked the perfect accommodation and location. The farmhouse had everything we could need and our dog had the best time. A few things could be updated or cleaned a little better in readiness for new guests, but at the same time we were comfortable and wanted to stay for longer. The yard and garden are fenced in and gated so no chance of dogs escaping. We highly recommend and will definitely return. Much appreciated welcome pack too.

Sam, Colby - December 27, 2020 "CHRISTMAS BREAK"

Third stay at Ballabane, its beginning g to feel like home from home. We requested a Christmas tree and we had a lovely big tree with lights in the conservatory, holly and decorations all around. Thank you for making it so Christmassy. We suggested the owner might replace the tiny television And it has been replaced by a large screen one. The welcome pack was best ever, eggs, bread, milk. Ballabane provides everything you could want for a cosy staycation. Beautiful stonebuilt thick walled farmhouse, log burners, roll top bath, two en suite bedrooms and a single bedroom. We have had a lovely Christmas, thank you. We will be back for a fourth stay.

Kate, Douglas - September 10, 2020 "Charming farmhouse "

We had a great stay here and found it so relaxing being somewhere this remote. Even though wed only travelled from Douglas it felt like a real holiday. The house is comfortable and well equipped yet retains all the features of a traditional farmhouse. Our children particularly enjoyed their time in the play barn, and we enjoyed the table tennis. The extensive grounds, behind secure gates, were ideal for our dog - he didnt want to leave!

This cottage is a Little gem if you like old style, The wood burners When lit warm the cottage up so quick And made it so cosy. We booked the farmhouse and the milking parlour Together so we had all of the farm to ourselves, there is also a games barn which is great for all.

Andrew, Colby - August 1, 2020 "Lovely week spent as a family"

The farmhouse was clean and comfortable with a quirky layout! The welcome gift on arrival was much appreciated. All amenities and attractions in the North within easy reach by car. The barn with pool table and table tennis was enjoyed by our teenagers, and there were plenty of toys for younger children also.

Sam, Colby - July 25, 2020 "Our staycation"

Farmhouse was excellent every possible need addressed. Warm comforting and very quiet with excellent garden for dogs. We absolutely loved our stay and would definitely go again. Box of chocolates waiting for us but have suggested they leave some milk for hot drink on arrival. Tea and coffee there and it is quite a haul to nearest shop. We would recommend East Ballabane Farmhouse midway between the Point and Smeale on the jurby road it is a real country retreat filled with quirky and antique memorabilia. Big rooms superb conservatory and the cream on top for me a working aga. I would love to be there at Christmas, two working log burners. Beautiful old cottage.

Guest, Port St Mary - July 23, 2020 "Loved the Conservatory and gardens...."

We enjoyed our stay at the farmhouse, but the 2 adults who shared the twin room both said it was time for new mattresses on the single beds as they were uncomfortable, perhaps they are ok for young children but not grown up children!
